Job Summary:
We are seeking a skilled and reliable Apartment Maintenance Technician to join our team. The Maintenance Technician is responsible for the general upkeep, repair, and maintenance of apartment units and common areas. This role plays a key part in maintaining a safe, functional, and attractive living environment for residents.
Key Responsibilities:
Perform routine maintenance and repair tasks in occupied and vacant apartment units, including plumbing, electrical, HVAC, carpentry, and painting.
Respond promptly to work orders, service requests, and emergencies.
Conduct daily inspections of property grounds, equipment, and facilities.
Prepare units for new residents by completing make-ready maintenance and repairs.
Troubleshoot issues and perform preventive maintenance to reduce future repair needs.
Ensure compliance with safety regulations and company policies.
Assist with groundskeeping tasks, including trash removal, light landscaping, and snow/ice removal (seasonal).
Collaborate with property management and vendors to complete projects in a timely manner.
Maintain inventory of maintenance supplies and tools.
Provide excellent customer service to residents and maintain a professional demeanor.
Required Experience & Qualifications:
High school diploma or equivalent (GED) required.
2+ years of experience in apartment or residential maintenance or a related field (plumbing, electrical, HVAC, carpentry).
Working knowledge of electrical, plumbing, appliance repair, HVAC systems, and general handyman skills.
EPA Certification (for HVAC) preferred but not required.
Valid driver’s license and reliable transportation.
Ability to work a flexible schedule, including on-call rotations and emergency calls.
Strong problem-solving skills, attention to detail, and time management.
Ability to lift up to 50 lbs., climb ladders, and work in various environmental conditions.
Preferred Skills:
Basic knowledge of property management software or work order systems.
Familiarity with OSHA and other safety standards.
